Hotel Maintenance Supervisor
Position Title: Chief Engineer/Director of Maintenance
Supervisor: General Manager
Performs, manages, and supervises all maintenance operations including electrical, refrigeration, plumbing, painting, heating, cooling, etc. to maintain the safety and comfort of the guests and staff of the hotel.
Positions Supervised: Property Maintenance
Supervises maintenance operations of the hotel and all related equipment.
Maintains A/C, heating, ventilation, and refrigeration systems as well as the building and the grounds surrounding the hotel.
Ensures timely responses to requests for service by guests, associates, and management.
Determines, in conversation with the GM, when to utilize outside services for building maintenance or repairs. Supervises the work of all outside contractors.
Responsible for the hiring, training, and supervision of property maintenance staff Prepares the work schedule for staff.
Maintains control of the supplies, equipment, and inventory. Purchases additional supplies as needed.
Ensures that all fire equipment is maintained properly and is inspected on a regular basis. Ensures all inspections meet QA requirements.
Develops and maintains a regular schedule of preventive maintenance for all areas of the hotel.
Develops annual budget recommendations and monitors expenditures on a monthly basis.
Inspects all public areas to ensure that they are well lit to provide maximum security and protection for all guests and staff.
Monitors expenditures on a monthly basis.
Discusses with GM and recommends improvements to all areas of the hotel.
Ensures operating procedures are in compliance with all appropriate state and federal regulations with regard to OSHA and HAZCOM.
Maintains pool equipment or manages outside service contractor. Administers proper pool chemicals and tests water chemistry to ensure compliance with Health Department standards.
Maintains key system and in???room service bars as appropriate.
Performs painting, tiling, carpentry, repairing of appliances, wallpapering, etc. as the needs of the property dictate.
Performs other duties as assigned by management.
High School diploma
Must be able to physically gain access to areas and items requiring service, removal, and/or replacement. Activities require ability to walk, bend, carry, squat, kneel, climb, crawl, reach, and stoop frequently enabling one to perform such tasks as painting, wallpapering, repairing, etc.
Must be able to lift and carry tools, equipment, fixtures and other items weighing up to 75 pounds. Must possess hand dexterity to operate hand tools and equipment.
Broad base of experience in several of the following areas: HVAC operation and repair, carpentry, plumbing, electrical, painting, wallpapering, etc.
Minimum of 3 years experience in residential and/or commercial building maintenance and repair.
Minimum of 2 years supervisory experience.
Good organizational skills and common sense enabling one to prioritize many different needs at one time.
Certifications for specific equipment as stated by law.
